With continued guidance from our governor, the Fitzpatrick Team aims to create policies and structure that keep both our buyers and sellers safe. We want to provide a healthy backdrop for the real estate industry to thrive during these trialing times.

BUYERS

Buyer Consultations: If you are looking to purchase real estate, we offer Digital Buyer Consultations through FaceTime or Zoom Meetings. We can discuss your goals, answer questions, and carve out your plan. Most lenders are also offering Pre-Approval Appointments remotely as well.

Property Showings: As we continue to practice Social Distancing – video walkthroughs are becoming available more frequently for homebuyers. Once you find a property that peaks your full interest, we can schedule a property showing. Buyers will be able to enter the home and your agents will remain outside. We advise sellers to keep their homes clean, but come prepared with your own gloves, hand wipes, or hand sanitizers for touching doorknobs.

Offers: Offers are business as usual. Our COO, Justine Tarlton works diligently to file all of our P&S agreements effectively. All signatures are executed electronically.

Inspections: As we continue to practice Social Distancing, inspections will be conducted at a safe distance. The buyer is encouraged to shadow the inspector to learn more about the property. Your agents will remain outside, or in the car for nearby consulting. We advise sellers to keep their homes clean, but come prepared with your own gloves, hand wipes, or hand sanitizers for touching doorknobs.

Closings: Closing policies differ depending on the attorney, but they have been simplified so only necessary parties are present. Buyers and sellers are signing documents separately. Your closing attorney will make sure the closing docs are recorded at town hall based on each town’s current practices.

SELLERS

Listing Presentations: If you are looking to sell real estate, we offer our Listing Leverage Presentations through FaceTime or Zoom Meetings. This also allows us to share our screen and show you our state-of-the-art marketing. We can discuss your goals, answer questions, and carve out your plan.

Property Photography + Video: We will schedule time that best suits you. We recommend you allow our photographer to enter your house alone — or at a social distance standard. We ask that you clean, organize, and rearrange furniture prior to the scheduled photoshoot, so I photographer doesn’t need to touch anything. Our photographers will come prepared with their own gloves, hand wipes, or hand sanitizers for touching doorknobs.

Property Showings: As we continue to practice Social Distancing – we provide video walkthroughs for all our homebuyers and encourage buyers to view them first. Once their interest is fully peaked, we can schedule a property showing. We recommend you clean all door knobs & countertops prior to the showings. Buyers will enter the home and your agents will remain outside. We advise buyers to come prepared with their own gloves, hand wipes, or hand sanitizers for touching doorknobs.

Open Houses: Open Houses are currently banned in the State of Rhode Island. We will work diligently to satisfy all showing requests in a timely fashion, and resort to our digital walkthroughs to showcase the property.

COVID-19 Addendum:

– Addresses the possibility that either a seller or buyer may be subject to a mandatory quarantine.
– In the event of a COVID-19 related issue, it automatically extends the closing date by a period of ten days.
– Encourages the parties to check Governor Raimondo’s website for updates on Executive Orders: www.governor.ri.gov/.
– Allows the buyer to have his/her deposits refunded if the buyer’s financing is withdrawn after the buyer loses his/her job or income.
